What these numbers are
Town Note is a public one-pager for Singapore HDB resale. Each town page is computed from HDB’s official registration file, then written so an agent can stamp a CEA name and send it.
We are not an estate agency. We do not sell flats. This is not a CMA, not a valuation, and not financial advice. A resale price is what two parties agreed for that block, floor, lease and condition.
The source
HDB, Resale flat prices based on registration date from Jan-2017 onwards, on data.gov.sg. Dataset d_8b84c4ee58e3cfc0ece0d773c8ca6abc. August 2026 figures retrieved 1 Sep 2026. Month is the registration date, not the transacted date. August can still pick up late registrations.
How we count
Island August 2026: 2,521 registered resales, median $635,000, 201 at $1m or more. Town cards use that same file. Median is the statistical median of resale_price. Average is the arithmetic mean, rounded to the nearest dollar. $1m+ is a simple count of registrations at or above $1,000,000. Street counts and lease buckets are tallied from the August rows. Remaining lease is parsed from HDB’s “X years Y months” field when that text is present.
If a number is not in the file, we omit it. We do not guess MRT uplifts, rental yields, or “average PSF” from other sites.

S$9.90 a month per town, later. Sample notes are free while payment is not wired.
